well there are two possibilities.
either he is in some pain when he jumps or it just an effort noise.
My cat makes a noise when he jumps down from a high place. It is just an involuntary noise which is caused by the force of the jump.
If the noise is more pronounced and something he has not always done then it may be an idea to check him over to see if there are any painful areas. Some cats cat suffer from arthritis as they get older. See this page for more on this
